Construction Estimator

Bradford Custom Homes & Remodeling
$70,000.00 - $80,000.00 per year

Bradford Custom Homes & Remodeling

Construction Estimator

Location: Acworth, GA (Greater Atlanta Market)

You see what most people miss in the plans.

You're the person who loves taking a complex custom home or remodel and turning it into a clear, accurate, well-structured estimate. You enjoy deep focus work, building spreadsheets that actually tell a story, and understanding why things cost what they cost. At Bradford Custom Homes & Remodeling, your estimates directly shape high-end, intentionally designed homes for clients who care about quality, health, and performance. If you're equal parts analytical, curious, and detail-obsessed, this role puts you at the heart of how we price and plan every project.

Bradford Custom Homes & Remodeling designs and builds intentionally crafted custom homes and remodeling projects across the nicer areas of the greater Atlanta market, think Sandy Springs, Buckhead, and up through north metro communities. Our projects range from complex remodels to multi-million-dollar custom homes.

We're evolving our "Better For You" culture:

  • We care about building homes that support our clients' physical and mental well-being.
  • We think about light, air, water, materials, and flow, not just square footage and finishes.
  • Our team is made up of high-performing, growth-minded people who take ownership, set goals, and genuinely care about why we build, not just what we build.

If you want your work to support a higher standard of living and performance, not just hit a price per square foot, you'll feel at home here.

As our Estimator, you are a key member of the pre-construction team. You'll work closely with design, architecture, and leadership to turn concepts, drawings, and scopes of work into accurate budgets and detailed estimates for custom homes and large-scale remodels.

This role is:

  • Primarily office-based (Acworth), Monday-Friday.
  • Collaborative: you'll interface with designers, project managers, and leadership.
  • Field-informed: you'll visit job sites as needed, especially for remodeling projects, to validate conditions and assumptions.

Your work ensures that when a project moves into construction, it's priced correctly, clearly understood, and set up for success.

Key Responsibilities

  • Prepare detailed estimates for custom homes and complex remodels, including labor, materials, subcontractor costs, and allowances.
  • Review plans, specifications, and design documents to understand scope, options, and cost drivers.
  • Develop and maintain accurate pricing databases, unit costs, and historical cost data.
  • Solicit, review, and compare subcontractor and vendor proposals to ensure scope alignment and competitiveness.
  • Collaborate with the pre-construction and design teams to refine scopes, value-engineer solutions, and align budgets with client expectations.
  • Assist in developing and updating project budgets used for client presentations and contracts.
  • Support handoff to production, clearly communicating assumptions, inclusions, and exclusions to project managers/builders.
  • Conduct site visits as needed to verify existing conditions, measure, and confirm assumptions, particularly for remodeling projects.
  • Continuously refine processes and tools (spreadsheets, templates, checklists) to improve accuracy and efficiency.
  • Track and analyze actual job costs vs. estimates over time to improve future pricing and assumptions.

Qualifications

  • Proven experience as a Residential Estimator (or similar role) in custom homes and/or large-scale remodeling.
  • Strong understanding of residential construction methods, materials, and trade scopes.
  • Experience with high-end custom residential work (rather than tract or production building).
  • Familiarity with construction management or estimating software.
  • Background working closely with pre-construction/design teams.
  • A natural curiosity, someone who enjoys "going down the rabbit hole" to understand the why behind systems, assemblies, and costs.
  • Comfort working with incomplete information and translating it into structured, logical estimates.
  • High proficiency in Excel or similar tools (formulas, pivot tables, data organization).
  • Strong analytical mindset with close attention to detail and accuracy.
  • Ability to read and interpret architectural and design drawings.
  • Strong communication skills and willingness to collaborate with designers, project managers, and leadership.
  • Willingness and ability to perform site visits as needed (valid driver's license and reliable transportation required).
  • Authorization to work in the United States.
